GreenSquare Estates offers an alternative to traditional estate management by maximising cost efficiencies for both developers and residents, and providing an assured service to enhance and maintain the open spaces as they mature. The model provides residents with a guaranteed annual payment schedule for the lifetime of the development (which we cannot change at any time). We can do this because we use our experience to model the anticipated costs and provide an ongoing fixed-in-perpetuity Estate Rentcharge Schedule, which starts on a date agreed with the developer.
GreenSquare Estates offers a single point of ownership, management, and maintenance, and adopts the freehold of the open spaces under commercial contracts with developers and house builder consortia. Our Article of Association say that we will carry out activities that benefit the community and provide services to homes and the open spaces around them.
We work with a large number of the national and regional house builders and have grown our portfolio organically, building on our relationships with development partners. Currently, GreenSquare Estates provides services for a portfolio of commercial schemes in excess of 6,200 units under contract across 15 development sites. In addition, we look after all the GreenSquareAccord open spaces across our social rented and shared ownership schemes in the South and South West. And we are in negotiations for a further 5000 units across our areas of operation.
We provide management services to a broad range of schemes, from smaller sites of 24 units with hard landscaping to extension sites totalling in excess of 2000 units. These schemes include:
We use both our own in-house grounds maintenance team and a trusted team of subcontractors to deliver the management regime on each site.
All Group commercial activities are strictly regulated by the Government regulator and all Group companies have a shared vision and ethos. All activities are approved by the Group board and are subject to rigorous approval procedures. These stringent operating parameters are intended to provide the most assurance to interested parties of the long-term financial standing of the company.
Andrew I have worked at GreenSquare since 2017 and have many years of commercial and operational experience working for various organisations. As estates service manager, I enjoy the challenges of operational delivery and business development as well as focusing on key elements of the business such as customer satisfaction. I enjoy spending time with my family and taking coastal walks with my dogs Barney and Buster. I also like to keep fit, travel and read.

Deb Before joining GreenSquare in 2017, I worked with a private housing provider as a local housing manager and also with MoD Estates as a housing officer. My role is to support the public open space operations manager and estates service manager; this includes liaising with customers, solicitors and external contractors, as well as our own in-house grounds maintenance team. I enjoy getting out into the countryside and going on adventures with my two Border Collies; I also have two cats and eight chickens. I have a love of nature and history and enjoy visiting ancient woodlands with my dogs and historical buildings and monuments.

James I joined GreenSquare in 2012 from a builders merchants where I’d worked in supply chain management. I oversee the operational aspects of GreenSquare Estates. This includes everything from budget forecasting and financial reporting to ensuring we meet all our contractual maintenance obligations, as well as working on new business opportunities. In my spare time I enjoy to travel the world, walk my Patterdale Terrier, and as a Bath Rugby season ticket holder I enjoy getting down to the Rec to watch a game.

Lucy I started working for GreenSquare in 2008 when I joined the development team from Barratt Homes. I have spent my career in the housebuilding industry working for a number of developers in the land department; I moved from the development team to the commercial subsidiary GreenSquare Estates in 2011. My role as new business manager connects my developer contacts with the management services we provide and I assist the team with legal and planning negotiations. I juggle my work life with a busy home life with two young sons and live in the countryside in Somerset.

Sheryl Having worked for GreenSquare since 2013 within the Finance team, I moved to a new operations support role within GreenSquare Estates in 2019. I have worked in income management for two other housing associations, in local government and accountancy, and for a commercial builder; I even worked briefly as a holiday rep in Turkey. When not working I enjoy reading and travel – both on my own and with my husband – having visited over 60 countries in the world and taken over 200 flights to date (I keep a log!). I also enjoy watching baseball at various stadiums in major US cities.
